Why vinyl took over
Timber's enemies are rot and marine borers — the organisms that hollow out submerged wood on a salt or brackish shoreline. Vinyl sheet pile is immune to both. It does not rot, it does not rust, borers ignore it, and it holds its shape for decades with minimal maintenance. On a bay where every wall is fighting the same tide and the same borers, that durability is why vinyl has become the standard replacement.
What vinyl costs versus timber
Vinyl generally runs a bit more per foot than CCA-treated timber up front — commonly $200 to $450 a foot versus roughly $150 to $350 for timber on Ocean County lots. Over the life of the wall, the longer service life and lower maintenance often close that gap. These are typical ranges, not quotes.
When timber still makes sense
Timber has not disappeared. Some owners choose it for a matching look alongside a neighbor's wall, for a specific lot, or for budget reasons on a wall they do not expect to own for long. The middle option: a vinyl re-face
There is a third path worth knowing.
