The bayfront here faces west onto open Barnegat Bay and takes genuine fetch, so these are not sheltered lagoon walls: wave energy is part of what they hold, and toe scour is a live concern rather than a theoretical one. When a bayfront wall on a strip this narrow starts to go, the ground it is holding is a meaningful fraction of the lot. The practical consequence is that North Beach jobs are frequently worked from the water, and that scheduling around the compressed island season matters more than it does on the mainland.

Around North Beach. The work comes from the bayfront lots on the western edge; the numbered land tracts running between the bay and the ocean; the quieter northern blocks toward Harvey Cedars; the frontage toward the Surf City line.
On cost here. Limited staging and frequent water-based access carry mobilisation costs that a mainland lagoon lot does not. Open bay exposure on the western frontage brings stone toe protection into more scopes here than in the sheltered communities across the water.
North Beach sits on a narrow run of the island, so a bayfront lot has little depth behind it and a failing wall takes a meaningful share of the property with it.
Its western frontage faces open Barnegat Bay with real fetch, which makes these bayfront walls wave-loaded structures rather than the sheltered lagoon walls found on the mainland side.
North Beach falls within Long Beach Township, so permits go through the township construction office, and bayfront tidal work requires NJDEP waterfront development or CAFRA review and tidelands documentation, with coastal flood-zone requirements applying across the section.
