Baywood is one of the larger planned lagoon communities in northern Ocean County — Baywood Estates was developed with Harris and Company of East Orange — and its scale is the point: this is a substantial grid of cut canals whose sub-neighbourhoods share miles of man-made lagoons meandering deep into the interior, with a bulkhead on essentially every waterfront lot because the lots were made by the same dredging that made the canals. That gives the community an unusually uniform bulkhead age profile. Walls here were not built one at a time over decades — they went in as the development did, which means they are now reaching the end of a first-generation timber system's life more or less together. The water through most of the grid is well sheltered, so the failure is the northern belt's standard slow one: rot at the tide line, corrosion in the buried tie rods and deadmen, and settlement appearing behind a cap that still looks straight. Because Baywood is large and uniform, it is also a community where owners tend to see the pattern before the contractors explain it — a neighbour's wall goes, then another two doors down, and the run works its way along the lagoon.

Baywood went in as a single large planned lagoon development, so its bulkheads share an installation era and are reaching end of life across the community at roughly the same time rather than lot by lot.

The grid is sheltered enough through most of its length that wave energy plays almost no part in how these walls fail — it is age, rot and buried corrosion, which is why a Baywood wall can look sound and be finished.

Permits go through the Brick Township construction office, and the tidal lagoon frontage requires NJDEP waterfront development or CAFRA review and tidelands documentation on top of the township permit.
